Criteria
Our investment approach is to acquire pre-existing (7 + years in business), established and profitable small and mid-size businesses that are currently in the “growth stage” of business. Firms must have established and proven track records of success and are ready to be taken to the next level of doing business. Currently, our criteria for all of our acquisitions are as follows:
- Steady & predictable cash flow
- Clean balance sheet with little debt
- Strong, defensible market position
- Limited working capital requirements
- Minimal future capital requirements
- Strong management team
- Potential for expense reduction
- Heavy asset base
Organizations that we are focusing on have operating systems that are already in place to support the vast majority of the day to day business operations. A solid track history of doing business in addition to clean books and records are also imperative as well as mandatory in order to successfully consider a given business opportunity, thereby simplifying the overall process for all parties involved with each acquisition.
From a real estate perspective, Wealth Creation LLC will concentrate our efforts towards both investing and developing commercial and residential projects. This will range from traditional real estate investments to the development of mixed-use commercial projects, as well as creating master-planned residential communities. Presently, we are focusing our commercial real estate investment attention towards the acquisition of assets in the following sectors.
